Tenant Screening
We conduct extensive screening on all tenants designed to mitigate risk exposure while keeping you compliant with ever changing California rules. We use the same tools the large institution apartment companies use to vet out and select applicants with strong credit backgrounds.
Rent Collection
We make sure you get paid on time, every time. You no longer have to worry about rent showing up in your bank account because we take care of everything so you have to worry about nothing. We use electronic payment options to directly deposit your income, and provide an Owner Portal for you to review your account at any time you wish.
Maintenance
We conduct thorough inspections upon move-in and move-out that include documentation of the property’s condition and ensure all maintenance issues during tenancy are addressed in a timely manner.
Financial Reporting
With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. Log into your owner portal to view statements and stay in tune with how your investment is performing.
Eviction Protection
In the unlikely event that a tenant needs to be evicted from your rental, we will cover the cost of a simple uncontested eviction (some restrictions apply) and ensure your investment is protected.

Satisfaction Guarantee
We still believe in the hand-shake and being a reliable, accountable partner is the key to a successful business relationship. The State of California will require us to sign a contract, however, if for any reason you wish to discontinue your service with us, we will make it right or you can cancel your agreement at any time with no penalties.
Results Guarantee
With our results guarantee you don’t pay us until we show results! Our leasing and management fees are paid when we perform, and not before. We are successful only after we have successfully performed for you.
Leasing Guarantee
Our leasing guarantee states that if a tenant does not fulfill at least 9 months of a lease term, we will find you a new tenant for free.
30 Day Rental Guarantee
If we are unable to lease your home in 30 days or less we will give you ONE month of management free!
Pet Guarantee
For any pet that we approve, we guarantee our owners up to $1,000 in damage protection for any pet damage above and beyond what the security deposit covers.
